South Kaien Logistics Park
The Metlakatla Development Corporation (MDC) and the Prince Rupert Port Authority (PRPA) are launching a new Import Logistics Project at the Port of Prince Rupert that will support the further growth of Fairview Container Terminal and advance our objective of becoming a full-service gateway.
Shippers have been indicating a desire to supplement their IPI volumes with the flexibility to conduct import transloading and warehousing at scale and improve the attraction and retention of additional volumes through Prince Rupert.
The South Kaien Logistics Park is located on fee simple lands in close proximity to DP World’s Fairview Container Terminal and Ridley Island’s CANXPORT site. The two parcels (Parcel 2 & 4) total 56 acres of land intended to accommodate uses that complement the rapid growth of the container business in Prince Rupert and capitalize on strong market interest for both import and export logistics services, such as transloading and warehousing.
Parcel 2
Parcel 2 is a 23-acre, fully serviced site within the South Kaien Logistics Park that is now accepting Expressions of Interest (EOI) from parties interested in pursuing a long-term ground lease and development opportunity. This parcel is a cornerstone of the Port’s integrated intermodal ecosystem and a key component of PRPA’s vision to support over 4 million TEUs of terminal capacity by 2030.
This is a unique opportunity for forward-thinking developers and operators to establish a presence in one of North America’s most efficient and fastest-growing intermodal gateways. Parcel 2 will be delivered development-ready as early as January 2027, with flexible use potential including containerized logistics, cold storage, distribution, liquefied fuel export, and other import/export-related services.

Parcel 4
Parcel 4 is 33-acres of land that is currently under development by IntermodeX for their new cutting-edge transload and logistics facility, LinX. Linx is designed to support the efficient function of the Port of Prince Rupert by harnessing the natural strengths of the Prince Rupert gateway, the advanced transloading and logistics expertise of IntermodeX, and CN’s expansive rail network.
Phase one of Linx is set to launch in Q1 2027.
